
Roof Coatings
Roof coatings can extend the life of a low slope flat roof. It is a more economical option for owners, when a roof replacement is not in the budget.
Silicone and acrylic elastomeric are the two primary types of coatings used for flat roofs. Both function in extending the longevity of a flat roof by creating a waterproof seal when properly applied. A poorly applied coating will make even the best coating products fail. The design of the flat roof and the owner’s needs are important factors when determining which option is best for the project.
Silicone vs Acrylic
When comparing the two, silicone may be pricier, but it is also more durable due to the more solid nature of the coating. In contrast, as a water based coating, acrylic elastomeric is cheaper, but will wear quickly on a roof with pooling water. The standing water will cause the coating to become brittle and diluted, eventually washing away from the roof. One must therefore consider the material and what type of flat roof they will be used on to ensure water will not compromise the coat.
Coating Application
Coatings are typically applied at a rate of 1.5 gallon per 100 sq ft, or as required by the specific coating system’s parameters. If more than one coat is applied to achieve a specific coating thickness, the following layers must be applied perpendicular to the first once it has dried. They can be applied manually with rollers or with a spray. Both methods of application are equally durable in the hands of an experienced installer.
The most critical part of a roof coating application is in the prep work. Before the coating is applied, the roof surface should be thoroughly cleaned and free from debris, dirt or excessive dust. If this vital step is not adequately completed, then the coating will not properly adhere on the surface of the flat roof. Any necessary repairs the flat roof may require should be completed first; like sealing any seams or cracks at roof penetrations, adding proper drainage, or re-sloping.
For the coatings to properly extend the duration of the flat roof, all obstructions must be removed from the flat roof surface. Regular maintenance will also ensure its long performance and low life-cycle cost.
